All five of our hot tub properties sit in Sautee Nacoochee — between 1 and 5 miles from Downtown Helen. Close enough to walk to Oktoberfest, drive to Anna Ruby Falls, or tube the Chattahoochee in the afternoon. Far enough that you won't hear your neighbors when you're in the hot tub at night.

The mountains here are at their best in the cooler months — fall foliage peaks late October through early November, and winter evenings in a hot tub with a fire going inside is as good as North Georgia gets. That said, hot tubs are heated and operational year-round, so there's no bad season for this kind of trip.

It's well-positioned for families — the Georgia Mountain Coaster is a short drive, Babyland General Hospital is about 15 minutes out, and the wooded setting gives kids space to be outside. The covered deck hot tub means you can use it rain or shine.

Fox Ridge is the largest hot tub property in the portfolio and the right choice for groups of eight who want the full cabin experience. Very private wooded lot on one acre.

It sits on Anniversary Lane next to Three Bears — groups that need more than 8 beds can book both and have two properties side by side with a combined capacity of 14, two hot tubs, and two fire pits.

Southern Seclusion

The most private hot tub property we have. Southern Seclusion sits at the end of a private road, borders the Chattahoochee National Forest, and has a private creek running through the property. Hot tub on a wrap-around covered deck. Fire pit by the creek — not near it, by it. Wood-burning fireplace inside. BBQ grill. Ramp entrance for accessibility.

If the point of the trip is to genuinely disconnect — no neighbors, no road noise, nothing but trees, water, and the hot tub — this is the one. Note that the driveway is steep; a 4x4 or AWD vehicle is recommended, especially in wet or winter conditions.

All hot tubs are maintained, cleaned, and heated year-round. Check-in is at 4:00 PM across all properties. Early check-in at 2:00 PM is available at select properties for $25.

Anna Ruby Falls: A double waterfall about 10 minutes from Helen. The trail is short, paved, and one of the best easy hikes in North Georgia.
